By using our website and services, you agree to be bound by these terms and conditions.
Use of Services
You may use our services only for lawful purposes and in accordance with these terms.
Intellectual Property
All content on this website, including text, graphics, logos, and images, is the property of Coliva and protected by copyright laws.
Pricing and Lease Terms
Listed monthly prices are based on a minimum lease term of 6 months. Shorter stays, where available, may be offered at a different rate and are subject to room availability. Longer stays may qualify for a discount on the listed monthly rate. The applicable rent, lease term, and any discount are confirmed in writing before move-in as part of the tenancy or licence agreement.
Security Deposit
A refundable security deposit equivalent to one month's rent is required. This will be returned within 14 days after move-out, subject to property condition assessment.
Pet Deposit and Cleaning Fee
Residents bringing a dog pay an additional pet deposit of S$150 per dog. It is refundable and returned on the same terms and timeline as the security deposit above. A one-time cleaning fee of S$150 also applies, charged once per tenancy rather than per dog, and is not refundable. Neither charge applies to residents bringing a cat. Tenancy Agreements
Room bookings and move-ins may be subject to a separate written tenancy agreement or licence agreement. Where applicable, that offline agreement should set out the premises, room, term, rent, deposit, payment dates, utilities, permitted occupants, pet terms, house rules, maintenance responsibilities, early termination, handover condition, deposit deductions, dispute handling, and any owner or building requirements.
Coliva aims for its offline residential agreements to be consistent with applicable Singapore law and regulatory requirements, including relevant URA, HDB, MCST, stamp duty, and residential tenancy requirements where they apply. If a specific statute or prescribed requirement applies to a tenancy, the offline agreement should be read and administered together with that requirement.
Cancellation Policy
Cancellations made more than 30 days before move-in: full refund of deposits. Cancellations made less than 30 days before move-in: no refund of deposits paid.
