House Rules
A short set of rules that keep every Coliva house calm, clean and pet-friendly for the people and pets who already live there.
Quiet Hours
- Quiet hours are from 10 PM to 8 AM every day.
- Keep voices, calls, music, television, gaming, instruments, and pet activity at a low volume during quiet hours.
- Use headphones for late-night calls, movies, music, or gaming.
- Let housemates know in advance if an unavoidable activity may cause temporary noise.
Noise & Disturbance Policies
- Residents must not create repeated or excessive noise, nuisance, harassment, intimidation, or behaviour that disrupts another resident's peaceful use of the home.
- Parties, events, and large gatherings require prior approval from Coliva and must not disturb neighbours or housemates.
- Complaints about recurring noise or disturbance may lead to a warning, mediation, guest restrictions, recovery of costs, or tenancy action where the issue continues.
- Emergency, safety, or security concerns should be reported to Coliva immediately.
Shared Space Usage
- Common areas are for all residents. Keep walkways, living areas, dining areas, bathrooms, laundry areas, balconies, and entrances usable for everyone.
- Do not store personal belongings in common areas unless the house has a clearly agreed storage spot.
- Use shared appliances, furniture, air-conditioning, lighting, and household supplies responsibly.
- Guests are welcome in moderation, but they must be accompanied by a resident and follow the same house rules.
- No smoking, vaping, illegal substances, or unsafe open flames inside the premises.
Cleaning Responsibilities
- Clean up after yourself immediately after cooking, eating, grooming pets, using bathrooms, or using shared work surfaces.
- Wash dishes, wipe counters, clear food waste, and return shared items after use.
- Label food in shared refrigerators and remove expired items promptly.
- Residents are responsible for keeping their own rooms clean and preventing odour, pests, mould, or damage.
- Everyone must cooperate with scheduled housekeeping, maintenance access, pest control, and reasonable deep-cleaning requests.
Pets in Shared Spaces
Pets are part of the Coliva home, but residents remain responsible for their pets at all times. Pets must not create repeated noise, odour, mess, aggression, damage, allergy issues, or safety risks for other residents, neighbours, visitors, or contractors.
