Most rooms for rent in Singapore come with a half-month agent fee bolted on at signing, plus a stack of setup costs the listing never mentions. Coliva is different: you rent direct from the operator, so there is no agent fee and no broker commission, ever. The price you see is the price you pay, all-in. What "no agent fee" actually means here

When you rent through a property agent, the tenant often pays a commission - typically half to one month's rent on a one-year lease - on top of the deposit and first month. On a S$1,800 room that can be S$900 to S$1,800 gone before you have unpacked a single box.

Coliva owns and runs every house directly. There is no middleman listing the room on our behalf, so there is no commission to collect. You deal with us from the first enquiry to the day you move in. The only money that changes hands at signing is one month's deposit and your first month's rent, nothing else.

No agent fee, and no hidden fees either

"No agent fee" is only part of the saving. The rent is quoted all-in, so the extras you can end up paying for elsewhere are already covered:

  • No agent or broker fee. Book direct; nothing added at signing.
  • No SP Group deposit or utilities bill. Electricity, water, gas and air-conditioning are in the rent.
  • No broadband contract. Fibre Wi-Fi with mesh repeaters is already installed.
  • No furniture to buy. Bed, wardrobe, study desk and a fully furnished kitchen are included.
  • No separate cleaning cost. Bi-weekly common-area cleaning is part of the package.

One month's deposit, refundable at the end of the tenancy, is the full setup cost. Depending on the rental, an agent-listed place can add a commission and, on an unfurnished or whole-unit lease, utility deposits, broadband setup and furnishing on top.

How to rent a room without an agent

Renting direct is simpler than going through a listing, not harder:

  1. Enquire direct. Use the contact form, email hello@coliva.sg or WhatsApp +65 8513 9003 with your preferred room and move-in date. You reach us, not a call centre.
  2. Tour and sign. Visit in person or by video, then sign a flexible 3 to 12 month lease. One month's deposit, first month's rent, no commission line.
  3. Move in. Bring a suitcase. The room is furnished, with Wi-Fi, utilities and cleaning already sorted.
